Mexico’s Costa Maya is everything we dream about in an unspoiled Caribbean beach. The sand is fine and white, the waters are turquoise, and the sun shines almost all year ’round.

Offshore is a living barrier reef, home to millions of colorful fish, with some of the best snorkeling and diving in the world.

There are almost no towns here. Mahahual has just a few hundred people, and Xcalak, at the Costa Maya’s southern tip, is even smaller. Long stretches of beach are usually deserted, so you have them all to yourself. Believe me, this is rare anywhere else on the Caribbean. Even rarer are affordable beachfront lots on the Caribbean—and you can find those here, too.

Recently I drove the length of the Costa Maya to search out beachfront bargains. In this region, that means getting off the beaten path—literally. Almost all the beach roads here are packed sand, not asphalt. You’re often only a hundred yards or so from the ocean, and you may pass only a few other cars as you drive along.

Surprises—an eco-hotel surrounded by palm trees, a gracious home, or an ocean vista—seem to lie around every bend. It’s easy to see why this coast has attracted adventurers, pioneers and free spirits—it seems to bring out the explorer in all of us.

Because there’s little development here, you’re more likely to find beachfront lots for sale than beachfront homes. If you’re happy buying a lot and building your own home, you’ll have plenty of choice here.

I did see some already-built homes, though. One, a two-story beach home with a separate caretaker’s cottage, sold quickly for $350,000. Still available is a two-story house about seven miles north of Xcalak. The house has two bedrooms and two-and-a-half baths and comes fully furnished for $599,000.

If you want to construct your own beach house, you can still find lots close to Mahahual, the Costa Maya’s largest town. There’s a lot available right now that has a full 98 feet of beachfront and is 328 feet deep. The lot’s width provides room to spare for building a house—and the depth gives plenty of privacy from the road. The water here is beautiful and the reef is a short swim away. The lot is selling for $159,000.

One of my favorite areas is Puerto Angel, nearly 10 miles south of Mahahual. The sand here is fine and the waters clear. I walked a short way along the beach and gazed long minutes, mesmerized, at how the waves turn to a pure, sea-green froth as they curl in to shore. For relaxing, this view is better than a massage…

I learned later that there are several adjoining lots for sale in Puerto Angel. Each has 66 feet of beachfront and extends back at least 83 feet. You could certainly build a house on just one lot…but why not buy two? The asking price per lot is $85,000.
