      So if 97% of all insurance companies participate, the report should be 97% accurate or more? That doesn't sound too bad - the article makes it sound like it could be a problem but all the big insurance companies probably participate, right? I'm sure there are some auto body shops or small auto insurance companies that do not report to Car Fax report but you never hear about that. I am going to check it out before I buy my next house because my sister who bought house two years ago and recently found significant mold/wood rot apparently from flood while doing renovation. She has had no flooding since she purchased so I dont know if it was previous owner or contractor taking short cut putting new drywall over damaged wood beams behind wall (don't know technical term) and Home Inspection Report did not find for her because the inspector would have had to tear into wall to find out - everything looked okay on the outside but it was disgusting when they tore into it while making two small bedrooms into master suite. It sounds like if she knew there was previous claim for that, she could have had Home Inspection company check it out further. She had to spend more than twice what they budgeted to fix the rest of the rotten wood - thankfully they were not supporting beams, more cosmetic but it still cost a lot more than a fax property report. I noticed from your website that the company is in Miami but I assume that you can pull reports from other states also. Can I get the home seller to pay for the Property Fax Report as part of the sale? Like the article said, I imagine it will be standard at some point in time but it's good to know where to go and get one in the mean time. My husband and I are deciding between a few houses and it just occured to me to get a report on all three - one is very nice house in good neighborhood but I noticed that a few blocks away people have bars on their windows so I'm wondering if there have been any break-ins or theft reports on homeowner insurance. When I googled Property Fax Report I see that there is also a www.propertyfax.us.com website listed that seems to have same contact info as the www.uspropertyfax.com website listed above. Does is matter which I order from because there is a good special listed on www.propertyfax.us.com that is not listed on other site. Thanks.

        Here are a couple of things to keep in mind: 1) Getting a propertyfax report is no substitution for getting an inspection. There could be things wrong with the house that haven't surfaced yet. 2) It appears that only insurance companies report to propertyfax. They do this because it dissuades people from filing claims, along with the significant bump in rates that typically follow an insurance claim. That means there could be problems with the house that the homeowner chose not to report and just deal with themselves. That can be problematic. With an insurance claim, you know that the work is going to be done by a licensed contractor. With a homeowner, you never know. If they aren't filing a claim, they are likely trying to save every penny.

          well it is just like a car fax, also why would you need a licensed contractor to fix anything from a insurance claim it is not mandatory.property fax is great for flipped houses or foreclosures there is no disclosures in foreclosures with a property fax there is
