    Just a few comments on this posting. I agree with the majority of it, but I want to clarify on point 1, if you spend the time to ensure your property is nicer than anything in the surrounding vicinity, you need to charge a slight premium. In our experience if you put an extra $5,000 into renovating your property initially and making it stand out you can easily receive a $100 or $200 premium. Your get your initial investment back takes two years or more, but you also end up with better tenants, the kind that aren't looking for the cheapest place on the block to rent as that is all they can afford.
