    Cali, Thanks for the article. I am an investor in Birmingham, AL (#3 on your list). I agree that we are a wonderful market for purchasing properties with cash flow. However, I was struck by your comment, ". . .appreciation is often the most significant form of profit for real estate investors. . ." I must say I disagree with the comment, but I am curious where you found the data to support this statement. I may be wrong and I'm really interested in finding out. Once again, I enjoyed the article. It is well written.

      Thanks for this list! However, I'm confused by mention of a monthly 'upkeep cost.' That is when it is summed with the monthly mortgage expense the rental income is less than the sum. Sorry -I'm just a new reader here!

      When you tally these numbers it does show a loss, which would seem weird considering you were expecting to see "cash flow." Keep in mind though that these are government issued numbers which are averages for the areas. In any given area I'm sure you will be able to find numerous homes which will not cash flow, but these are not the homes that you are going to buy as an investor. Nonetheless these non investment type homes are still being factored into the figures. That being said these numbers are not meant to be representative of what you will actually receive if you invested in the area, but rather are simply being used for comparison purposes. This is telling you that you are more likely to find cashflowing property in Rochester than in any other areas, although you certainly could buy a non cashflowing property there too if you wanted.
