    Great overview of fractionalized trust deed investing. It's too bad more investors are not aware of this opportunity as it is a great way to diversify any portfolio, reduce volatility and really improve returns. Trust deed investors really need to look carefully at the type of property as well. In this market there are tons of "screaming deals" on residential properties, but no clear indication of just how low they still might go. In other words, you may have a trust deed at 65% of today's market value but in some locations that 35% cushion could be eaten up pretty quickly by further value declines and other costs if you have to foreclose on the property. While commercial property is certainly under pressure today too, a well and conservatively underwritten commercial property can generally produce enough income to service the loan whereas an empty house produces nothing.
