There are many benefits to becoming a property guardian, and almost anyone can apply to become one. For instance, if you are looking to save a bit of money (perhaps for some property of your own in the future), then you would benefit from a property guardian arrangement, as the cost is a lot lower than conventional rental arrangements. Secondly, property guardianship gives you a sense of purpose – you are, after all, guarding a piece of property, and it is, more often than not, of historical value. Thirdly, being a property guardian allows you to experience a way of life that can give you a better perspective and perhaps even teach you a few integral values as well. But what does it take to become a property guardian? What do you need to remember?

What is required to become a property guardian?

Before you become a property guardian, you would need to fit certain criteria and present some requirements, such as a passport or other valid photo identification, a proof of your existing address (through a utility bill or letter), and a reference in written form from a prior landlord. You would also need to present proof of salary or income of at least three months, or a three-month bank statement. If you are self-employed, you would need to present a reference in written form from a client or employer.

You also need to have certain characteristics, such as reliability and responsibility, flexibility, and a good attitude. Property guardians cannot have any dependents (children) and cannot have pets.

Do you have to be there all the time?

Of course, being a property guardian means you are protecting the property – you are living in it and making it your own residence, for a time. But this doesn’t mean that you cannot go anywhere any longer. You can still go on holiday, for instance, as long as you let them know in advance.

Who can live with you or visit you?

Being a property guardian comes with certain responsibilities as well, but you also have various rights. Established property guardian specialists such as ADHOCProperty.co.uk will make sure to explain all the different expectations to you even before you sign any agreement. But in general, you can live with a partner as a property guardian, provided your partner has passed the criteria as well. You can also have visitors, but are definitely discouraged from having parties or other rowdy, crowded events.

All in all, being a property guardian can be a rewarding, exciting, and life-changing experience for anyone. And as long as you know what to do and what to expect, it could be one of the best decisions you could make.
