12% Return Secured by Real Estate

 

 

As you know it’s not easy to make any substantial money earning today’s “low” rates of interest being paid on your bank CDs or money-market accounts.  And most other investments such as stocks, commodities, small businesses, etc are too risky.  But you can safely become wealthy from “interest” if you put your money to work correctly.  With returns of 12% you can be safely on your way to earning the type of high rates necessary to accumulate true wealth.

 

I can help you do exactly that by you purchasing partial payments from existing mortgages that I own.  I consider these mortgages to be secure since the buyers have often paid on the property for months or even years and have a lot invested including their down payment and improvements made to the property, and they have built substantial “equity” in their property.  Also I will do all of the servicing of the note and deposit funds directly to you whether the customer pays on time or not.

 

This is a true set it and forget it investment.  You don’t really need to know anything about buying, selling or repairing Real Estate to invest with me. With my 20 years of experience, I take care of all of the details.  I locate the property for sale, negotiate a fair price for it, and purchase it with cash, and do any needed repairs.  I thoroughly check out the property to be certain that it is a sound investment.  Then I sell the property and owner finance it with a Note & Mortgage.  This is where my Investors come in.   I specialize in selling just a partial of the mortgage to investors such as your self. All you do is sit back and watch the payments come in. and I do all of the servicing of the Note.  Your payment comes to you each and every month regardless of if the customer pays or not.

 

These are absolutely excellent investments, but I just can’t afford to keep every mortgage that I can originate.  I must therefore sell a portion of these mortgages to private investors so I can continue to purchase additional properties.

 

This is how it works.

 

 

I have purchased properties using my Self Directed Roth IRA.  Because of the tax laws I can not borrow money to purchase properties in my IRA without tax consequences.  However, I can sell all or part of a Note & Mortgage that is in my IRA.

For Example:  I sold a manufactured home on 1/3 of an acre of land for $55,000.  I received $5,000 as a down payment.  I then did a Note & Mortgage to my customer for $50,000.  I had an opportunity to purchase another property but my IRA was short $16,500.  I contacted one of my Investors and told him that I would sell him the next 36 payments of $550.54 for $16,575.39.  He said OK and we did the deal.  Everyone wins, my investor is making 12% interest on his investment, I was able to purchase another property and sell it to someone that would not be able to purchase a home unless someone offered owner financing. 

 

 

 

Of course I use an Attorney for everything.  I use my Attorney when I purchase the properties, when I sell the properties and when I sell a partial to my Investors.  For your safety, and the safety of my customer everything is recorded at the court house.  The properties are all insured and all taxes are current.

 

 

 

I have been investing in Real Estate for over 20 years and was in the Manufactured home business for 10 years.  During the time I have been involved in selling over 100 houses, and over 300 Manufactured Homes.  

I’m presently a licensed Realtor and was licensed as a Mortgage Broker and a Manufactured home salesman in the past.  I have never had any complaints or disciplinary actions taken against me from any of these organizations.

I have also included the contracts that we use for you to look over. 

The only thing that I have not included in this Investor package is my credit report.  My credit report is 31 pages long and I have perfect credit and will be more than happy to show you a copy of my report.  For security reasons I could not include it in this Investor package.

They average amount needed for investing is usually between $15,000 & $20,000 for a 3 year term, with payments coming in monthly.
