This proposal is for the acquisition of three residential apartment buildings with a total of 12 rentable
units located in Jackson, MS. Of the 12 units, eight are three bedrooms and four are two bedrooms.
The three buildings and all units have been fully rehabbed in 2007.

We are attempting to make a cash purchase for $330,000, plus buying expenses of approximately $25,665
for a total acquisition cost of $355,665. Upon purchase, no improvements are required.

Presently, average rents for the units are $472 per month at 100% occupancy (12 units). We have several
rental options and success strategies to gradually increase the rental rate and to maintain full occupancy.
Presently, annual gross rents are approximately $67,094. The potential gross rents are $73,200.
Presently, NOI is approximately $49,166 per year. Cap rate is 14.90%.

We have our team in place to implement our success strategies including property management, general
contractor, accountant, and licensed architect.

The present owners’ desire to exit the properties presents us with an excellent opportunity to acquire
these income producing buildings at a good price. Within 2 years, our team and the necessary funding
can increase the buildings value to a range of $367,000 to $380,000 plus the accumulated NOI of
approximately $100,996, within 2 years. Within 5 years, the buildings could be valued from $395,000 to
$440,000 plus accumulated NOI of $268,069.
