Belize real estate investing has traditionally focused on beachfront and island properties, where returns of 20 to 30 per cent have been realized in relatively short peirods of time....sometimes as short as one to two years.

While water front property in Belize continues to attract many investors, professional realtors are reporting a growing interest in very large tracts of farm land or raw acreages, some measuring several thousands of acres.

Belize Property Agents, a realty company located in Dangriga in the Stann Creek District of Belize, has several such listings.

Some of the types of investors looking at these large parcels include traditional crop farmers and also teak and mahogony farmers.  Although teak and mahogony are considered long term investments of around 25 years, the expected returns are huge as the worlwide demand for such timber contnues to increase.

Prices for these large tracts suitable for intensive farming range from $550 U.S.to $1,500 U.S. per acre.

Belize Property Agents reports their lastest listing, a 4,500 acre tract of prime farmland in the northern section of the country with three miles of riverfront is a fantastic opportunity at only $550 per acre.

This parcel has about 1400 acres being actively farmed with the potential for another 2000 acres to be cultivated.

What sets this acreage apart from others is the abundance of natrual irrigation found throughout the property.  In addition to the large river frontage, there are three all-season streams,  an underground aquifer and two all season lakes, which could also be used for fish (tilapia) farming.

The soil is a sandy loam type which has been tested and is suitable for any type of intensive farming.

In addition to the farming potential, this property also offers excellent investment potenial with possible subdivision and sales of the beautiful riverfrontage.
