A development of low-priced lots directly on the beachfront of Campeche, on the west shore of the Yucatan Peninsula, has just about completed sales; these lots were selling for the extraordinarily low price of $65,000 USD.

 

Because of the success of this development, a new development of cheap Mexico beachfront lots has been released directly next to this one. The good news is that these new lots are selling for only $45,000 USD!

 

While "abandoned beachfront" can be found in isolated parts of Central and South America for low prices, which offer no conveniences to their owners, and even less potential for value appreciation, these lots, like the previous development, are in an up-and-coming tourist area, offering convenient, short access to services – the basics plus a little more – and the growing tourism promises more to come. This same fact suggests increased value in the near future.

 

The following are some of the features of the lots themselves:

 

  • 66 feet of virgin beachfront. The beachfront is wide with soft sand, and the water is warm. While tourism is growing in the area, this stretch is about 30 minutes away from the main tourism growth and the beach is virtually private shared only by a handful of neighbors. The lots are over 1300 ft deep.

  • Natural surrounding. The area offers beautiful nature, and these cheap Mexico beachfront lots have direct access to a natural lagoon. The lagoon is perfect for wildlife watching (birds, dolphins, etc.), fishing or boating. Nearby owners will also find many "cenotes" which are cool, natural pools of water at the entrances the the areas underground river system.

  • Federal Highway access. This is the feature which sets these lots apart from other serene, untouched beachfront land; each lot has direct access to a Mexican federal highway which leads to the area's two nearby cities, each less than an hour away.

 

The main city of the two, the colonial state capital, also called Campeche, and the area in between offers many benefits both in terms of lifestyle and investment potential, including:

 

  • New golf course residences. About 20 minutes down the road from the lots, a new golf course residence is in the advanced stages of construction. This means both that residents can enjoy a game of golf nearby, and that the area is already gaining international focus for upscale real estate. The condos are selling for around $500,000 USD. A second such golf course development is underway on the far side of the city of Campeche, a bit more than an hour away, heading towards Merida.

  • A colonial historic downtown. The city of Campeche is a colonial gem. Surrounded by fort walls to protect against pirates, it has been very well kept up, and a recent project has placed all wiring underground, restoring historic buildings and homes. What's more, it's directly on the beachfront. The city is already gaining attention as one of the best choices for authentic colonial charm.

  • An international airport. With a second international airport in the city of Ciudad del Carmen (the second city mentioned above) there are a handful of direct flight options, and many connecting flights. The major airports of Merida and Cancun are 2 and 5 hours away respectively, offering well-priced direct flights to any major North American city.

 

Everything about the area indicates that it will be heading in a similar direction as the Riviera Maya or Merida. This means that property values are very likely to increase significantly.

 

A home of about 1500 sq. ft. can be built for about $100,000, meaning for well around $150,000, investors can own a beautiful beachfront home. Across the Yucatan Peninsula, a single lot home would start around $800,000 USD. Even near Merida (the beachfront is about 30 minutes away), this kind of home can't be found for less than $600,000 USD. This points to a very good possibility for excellent return.
