Dreambuilder Investments LLC (DBI) is a private mortgage investment company specializing in the acquisition, management and liquidation of defaulted residential mortgages nationwide.
DBI recently launched a $50M Distressed Mortgage fund focusing on the acquisition of 2nd mortgages.
The fund gives DBI the ability to offer individual investors complementary investment opportunities that take advantage of the current distressed mortgage market. We currently offer two ways to invest:
I. High Yield 1st Mortgage Investment Program
The 1st Mortgage Investment Program is structured as an asset backed loan that enables investors to benefit from distressed real estate investing while minimizing the inherent risks and time requirements. Due to its seven-year track record acquiring nonperforming loans, DBI has established key relationships that enable it to purchase 2nd mortgages for its fund at significant discounts. These same relationships allow DBI the opportunity to selectively purchase 1st mortgages that are not generally available on the market.
DBI raises funds for these purchases as needed on a quarterly basis. The Company currently has the opportunity to invest between $1-3 Million in the acquisition of select 1st mortgages. Participants in this program passively invest for a 1-2 year term with a monthly fixed coupon of 15-20%. Investments are secured by 1st mortgage notes acquired by DBI at significant discounts.
II. Note Buyer Program
DBI sells both re-performing and non-performing loans on an individual basis from its portfolio of 2nd mortgages. This allows investors to handpick individual or groups of loans that meet their capital and geographic parameters. DBI also offers full due diligence for each loan, a centralized servicing platform and extensive training throughout the loan lifecycle.
