Golf Heaven LLC provides the ultimate experience of a golfer’s wildest dreams –playing the world’s finest championship golf courses for a fraction of the price, twelve months a year without sizzling hot days, bad weather, hard to get tee times, or unplayable course conditions. This creates a great demand for our indoor golf facility and services. We will use advanced, state of the art golf simulators manufactured by IST which utilize realistic, patented, proprietary technology designed to create the ultimate golfing experience where golfers can use either their own clubs or Golf Heaven's and refine their game while playing world class golf courses such as Pebble Beach, Torrey Pines, Bay Hill, St. Andrews, Spyglass. While enjoying the simulators, members can be provided with comprehensive analysis of their golf game including their ball speed, club speed, launch angle, ball spin, club face impact and swing path measurements. This information gets fully recorded and archived for improving our member's game.
Our facilities will have the plush atmosphere of an exclusive country club with the vistas of five simulators that replicate accurate terrain and elevation data with GIS technology. A Golf Heaven membership will provide customers with unlimited play or practice to perfect their game in a country club setting where any golfer can thoroughly enjoy friendship, fun and fantastic competition day or night, in good weather or bad, 7 days a week, 365 days a year along with quality food and bar facilities including Host/Hostess concierge service. Members will also have access to pro training sessions, corporate teambuilding sessions, business meetings, tournaments and ongoing networking opportunities.
Golf Heaven LLC will be a PGA certified facility which will also permit USGA, LPGA, NGF, and JPGA certification, and will lead to Play Golf America Association. The associations and certifications represent premier status in the industry and will lead to tremendous marketing opportunities within the communities as well as enhance the credibility of Golf Heaven.
After the initial start-up expenses (the most significant of which being the simulators,) Golf Heaven will have relatively minor operating expenses allowing our company to enjoy very high net operating profits and returns on investments. Our very conservative estimates of sales show growth from $554,285 sales in the first year to $2,732,727 for the end of the 5th full year. There are also many additional probable revenue streams whose impact is not included in the Business Plan due to their unpredictable nature; these include on screen advertising, food and beverages, pro shop, and the I.P.TV to name a few. Funding
The principals of the company are offering a 25% ownership stake in Golf Heaven in a return for a total of $500,000. They intend to sell 25 shares to no more then 20 investors at a price of $20,000 per share. Each share will permit shareholders to receive a $3,000 dividend (15%) payable at the end of years one and two. In lieu of a dividend, at the end of year three shares will be mandatorily redeemed by the company at a price of $60,000 per share representing a 300% premium to the initial offering price. Shares shall be transferable although the company can not guarantee a liquid market for the transferring of the shares will exist and while they may from time to time offer shareholders an opportunity for early redemption, they are under no obligation to do so.
Golf Heaven LLC is a domestic limited liability company registered in the state of Georgia and was formed in June 2008. The www.golfheaven.org website domain and address has been secured by the company which intends to expand the site to a fully interactive one with on-line reservations to I.P.TV capabilities that showcase the simulators incorporating IST’s unmatched high-resolution imagery as it is important for Golf Heaven to demonstrate to visitors of the website that the simulators do not simply provide a computer rendering of their favorite course; it is the course, brought to life in all its glorious detail. No other golf simulator provides an experience that lets golfers feel like they are actually in the game. It is with this in mind that Golf Heaven has negotiated for pending exclusivity rights in the Atlanta region from the manufacturer.
Golf Heaven's main competition is KIS Golf at Discover Mills where memberships start at $5,995. The facility and amenities are plain and basic and the simulators are outdated technology feeling like a video game. It is mandatory for married, prospective members to bring their spouse to attend a scheduled group sales presentation in which high pressure sales tactics more frequently associated with time-share presentations are applied and in which an on the spot decision is needed otherwise the cost for prospective members will be $8,995. There are several blog sites with highly negative feedback on KIS Golf and the Better Business Bureau has numerous unresolved complaints. KIS Golf currently has 742 members generating a minimum of $4,448,290 revenue and has a member retention rate of approximately 20% according to various sources. As a result of the aforementioned, management of Golf Heaven feels that there is a tremendous opportunity to gain and retain market share from KIS Golf by actively pursuing current and would-be members. Golf Heaven will offer corporate memberships, individual annual memberships, monthly memberships, and monthly tournaments, leagues, and a variety of contests with affordable pricing, a nicer facility, quality customer service, superior technology, lessons, and become a member of the midnight golf program.
According to NGFs 2007 golf participation study, there were 28.7 million golfers in the U.S. 2006.

In an informal survey of 122 golfers over 80% said they would use the new facility.

Golf Heaven management has conservatively estimated that there is a minimum of 12,800 active golfers living within a 15 mile radius of the proposed location for the initial Golf Heaven indoor golf facility. Management believes there is an opportunity to capture at least 5-10% of this target market, which will constitute 640-1280 members generating annual membership fees alone in an amount of between $1,276,800 and $2, 553,600.

Marketing Strategy
While there is traditional competition in the market such as private, public courses and driving ranges, management intends to aggressively target local professionals and retirees by offering free introductory play and by actively pursuing cross-marketing relationships with other local businesses that cater to an affluent client base. Golf Heaven's target market includes the busy executive, professional, upper management, business owners or golfers who wants to fine tune their game while experiencing some of the world's most prestigious courses or simply does not have time to enjoy their favorite past time as the average round of golf takes 4 to 6 hours to play while a round on our state of the art simulator takes less than 1 hour. Golf Heaven has numerous targeted locations where they intend to advertise including: golf courses, retail golf shops, driving ranges, large corporations and businesses, media outlets, city governments and services, local schools and universities with golf programs, hotels, bed and breakfast inns, religious organizations, charity events as well as others where an interest in membership can be generated. Preopening and ongoing advertising will be with traditional media and golf related publications.
