Mount Cinnamon, with its prime location on Grenada’s most famous beach,
will feature completely renovated and furnished villas with access to
Mount Cinnamon’s clubhouse amenities, which will include a restaurant,
gym, swimming pool, treatment rooms and tennis courts. The restaurant,
located at the base of the villas will feature 5-star Italian dining in
a chic yet casual atmosphere. The one and two bedroom villas are
completely self-contained and nicely appointed with state-of the-art
appliances (including washer/dryer) high speed internet, and vibrant
furnishings in fresh bright colours. Each villa has an outdoor patio,
perfect for enjoying a meal or just unwinding. Every villa has stunning
ocean and cascading city views that render a sense of tranquillity
during the day but are most spectacular at night. The lush landscaping,
with tropical plants, palms and citrus trees throughout, complements the
beauty of Mount Cinnamon.
Owners will have the option to offer their residence for daily rental in
a professionally managed program. Initially, these rentals will be
managed by our company; and eventually this program will be taken over
by the Hotel Operator who will base their operation on our six acre
beachfront site. To support this initial phase of our Mount Cinnamon
project, we have built a new beautiful Clubhouse on the property,
attached to the Haciendas, where we will offer hotel-like services such

• front desk and reception area;
• back office to support management and accounting;
• a full service restaurant and bar, called Savvy’s, with a
tremendous view of the beach and ocean;
• new swimming pool and sunbathing area
• beachfront bar and shaded lounge, including water toys, beach
lounges, umbrellas, etc for the exclusive use of Mount Cinnamon
residents;
• transportation service to/from the Grand Anse Beach, located
directly in front of Mount Cinnamon;
These residences are Freehold (villas) or Share of freehold (hacienda
apartments) interests in the property and building.
We are now taking 10% refundable deposits to hold specific customer
selections. Once the reservation is received, your chosen
property/properties would be removed from sale for a period of 21 days.
During this period a sales contract would be sent to your chosen
Grenadian lawyer for review. Once any enquiries have been answered,
contracts can be exchanged, and a completion date set. The deposit is
refundable at any time.
Tax Breaks when buying at Mount Cinnamon:
For a non Grenadian buying property or land in Grenada, the following
attractive tax reductions have been agreed with the government:
Alien (non Grenadian) land holding tax on the purchase: Usually
10%, reduced to a maximum of 5% - or nil if placed in
rental pool!
Alien (non Grenadian) land holding tax on sale:
Usually 15%, reduced to 2.5%
Stamp duty
1%
The last remaining Villa (number 11) is a very large 1250sqft, freehold,

sleep up to 4 people. It is situated at the top of the hill, which
affords the unit the best view out of all the villas at Mount Cinnamon.
This unit rents at between US$600 and US$650 per night depending on the

the last remaining Hacienda apartment is Hacienda 1C – 1100sqft of
lateral space, 1 bedroom, two bathrooms, with a wonderful decked outside

rents at between US$500 and US$550 per night depending on the time of
year. I could offer the unit to you at the original price of US$535,000.
FYI new apartments at Port Louis are reserving at $1000/sqft and the
Four Seasons Grenada are selling villas at $1200/sqft! Despite the
recent doom and gloom coming out of America, interest in Grenada is
unbelievably buoyant – bolstered by the Citi Group 2008 wealth report,
which lists Grenada in the top ten locations globally, likely to see the
best growth over the next two years. Four Seasons only broke ground last
month and already they have over 22 reservations for villas that START
at US$8m!
As you may know, Mount Cinnamon is undoubtedly graced with the best
views in Grenada and the best location – at the end of Grand Ance Beach,
which is over two miles of pristine white sand and perfectly clear water
– looking across the horseshoe bay towards the historic capital of St
Georges. The closest hotel is Spice Island Beach Resort (5* with rooms
from US$800 per night), which enjoys an occupancy of over 70% throughout
the year. With the large advertising, marketing and PR interest created
by any de Savary destination, we have no doubt that our occupancy levels
will be near this. Our figures show that an occupancy of 50% will give
you an approximate return of 5% after all of your costs are paid. I have

Something interesting to note, is that Mount Cinnamon is the only
development in Grenada that has actual finished product in a resort,
