As Mexico's next up-and-coming tourism hot-spot, the state of Campeche is presenting many opportunities, including cheap Mexico beachfront lots, distinguished from other cheap properties by access to full connections and nearby services, making for high investment potential.
The state of Campeche is located on the west coast of the Yucatan peninsula, along the Gulf of Mexico. It is about 2 hours away from the city of Merida, and about 5 hours from Cancun. It offers a unique combination of the history, culture and natural beauty that made these locations so successful. Large scale developers, international tourists, expats and the state's own government are just beginning to tap into the area's potential.
About 45 minutes south of the state capital (also named Campeche) there is a long stretch of wide beachfront, with soft, white sand and emerald green water; much of the beachfront is still virgin. One development is selling lots with 66 ft of beachfront and a depth of 1320 ft for a price of $64,900 USD! This price is low even for this new area.
The lots themselves include frontage on a virgin beach (mostly still covered with seaweed and shells), behind which is a long stretch of shrubby, green areas. Only a few meters back from the beach, the land is high enough for building a home. At the back of the lots, there is access to a very large lagoon, which stretches out parallel to the beachfront.
While untouched beaches surrounded by in-tact nature can probably still be found in many parts of the world at low prices, what distinguishes these is the investment potential from the amenities available, and the area's growing tourism industry. These lots have direct access to the federal highway running from the city of Campeche to Ciudad del Carmen (the state's second city.) At this highway there are connections for water, electricity, phone and internet. Some of these services are already being connected for use at the individual lots and the lots are guaranteed to have full access to each of these.
Right across the lagoon at the back of the lots is a fishing village called Sabancuy, offering a variety of small services including a new, up-to-date healthcare clinic. Just down the highway, towards the city of Campeche, is a town called Champoton which is beginning to develop its tourism potential with investment into an improved oceanfront promenade and downtown area. There are 2 international airports nearby – one is 35 minutes away in Ciudad del Carmen, the other is 45 minutes away in Campeche.
The city of Campeche has also been developing its tourism potential. The city has invested into restoring its colonial city center, which is surrounded by fort walls, originally built to protect against pirates raiding from the Caribbean. Wiring has been placed underground, facades have been painted with new window frames and mouldings provided by the city, the streets have been bricked, and parks re-landscaped. Modern services including up-to-date hospitals and large stores such as Walmart are also available.
Activities in the area include eco-tourism, more and more developed throughout the Yucatan peninsula, such as diving, snorkeling, sailing, fishing, exploring "cenotes" and caves, and many jungle-related activities. There are also many sites to see such as colonial architecture and Mayan pyramids. The existing activities have begun to draw tourists, and developers have already begun to invest in large scale tourism infrastructure with a marina and 2 new golf courses.
To reflect the potential value of the beachfront lots, Campeche real estate in nearby areas is already selling for much higher prices. The marina development, which also includes one of the golf courses, has been selling condominium units starting at about $500,000.
There is every sign that investors who buy one of these lots and build a home here will own a property worth considerably more in the near future. Homes on the beachfront across the peninsula at Akumal, near Tulum have a current market value starting around $800,000. Only about a decade ago, that area was also just in the process of developing its tourism potential.
Considering the combination of these ideal factors, these beachfront lots in Campeche are an excellent low-price, high-potential investment opportunity.
