I am seeking alternative financing for an elderly couple who want to stay in their home.  They reside in Boulder Colorado on 2 acres.   They built their dream home which is approximately 5300 square feet.  They would like to find an investor who would like to purchase the home at today's market value, allow them to stay in the home until they pass on or decide they cannot live there any longer.   The investor would receive all equity in the home.  They are also willing to do a life insurance policy naming the investor as the beneficiary.   They currently owe $750,000.  When the home was built two years ago it did appraise for $1.2M.

Looking for some creative ways to make this a win-win situation for all parties.  The couple really want to stay and is very open to ideas and financing options that will work for all parties.
