Over the past decade, Playa del Carmen real estate has proven to be a profitable market for property investment, and continues to offer excellent opportunities. One of the areas that deserves attention for investors is the new gated community of El Cielo, just 10 minutes north of downtown Playa del Carmen. This new gated community offers building and design bylaws, ensuring a well-developed community image for the future, as well as security and close access to the beach.

 

Two developments in particular offer excellent value, considering design and location; combined with the community's upscale image, these factors point to very potential for return on investment from both value increase and future rental income.

 

The Developments – Villas

 

The first development is a complex of 6 Playa del Carmen villas. This small complex offers the following features:

 

  • Parking for each unit, directly in front of each entrance

Each villa includes:

The price of each unit is only $209,000 USD. Comparable properties in similar locations in Playa del Carmen tend to start closer to double this price.

 

Also, because of the close walking distance to the beach and the easy access to the pool and relaxing green area, these units also have future potential for vacation rental. As El Cielo develops, both of these areas will also see increasing value for investors.

The Developments - Condos

 

A second development worth noting is new complex of 18 Playa del Carmen condos, comprising of 6 buildings of 3 condos, each on a separate floor. The complex, in its early construction phases, includes the following features:

  • a shaded lounge area

 

The condos themselves are designed with the following features:

 

  • 2 spacious bedrooms

These condos are also very well located on the beach-side of the community, and offer good potential for vacationers.

 

The price of these units starts at about $140,000 USD, which is very competitive compared to units in a similar location; most other condos usually have a less spacious and open design, and usually have adjoining units on either side.

 

Since the complex is still in the pre-construction phase, units are being offered starting at only $130,000 USD, and a special opening price of only $125,000 USD is being offered – this point to an immediate appreciation of at least 12%.

 

El Cielo already has a high-quality system of wide access roads with modern, underground infrastructure included. There is a bike trail running throughout the community as well. New bridges on the federal highway, which are soon to be completed, will also provide very direct and fast access to Playa del Carmen's two malls, in addition to the Sam's Club at the south end of the city.
