By partnering with Plus One Properties investors are able to gain all the benefits of owning commercial real estate without having to deal with the headaches and barriers to entry usually associated with commercial properties. Our investment solution allows investors to own a piece of an investment versus having to purchase the entire property on their own. This allows more people to have the opportunity to participate.
Plus One Properties Investment Criteria:
1) Location: Every acquistion must be well located within the City of Seattle. Only 12 zip codes qualify for our consideration.
2) Expandability: Every acqusition must present itself with enough value-added potential to increase the Net Operating Income by at least 50% within the first 6-12 months of ownership.
3) Property Type: Apartment buildings and mixed-use properties only. This is our area of expertise.
4) Investment returns: Plus One Properties must anticipate a first year internal rate of return for our investors to be a bare minimum of at least 20%.
5) Cash Flow: Plus One Properties will only acquire properties that will produce cash flow upon property stabilization.
