Plus One Properties Investment Criteria:
1) Location: Every acquistion must be well located within the City of Seattle. Only 12 zip codes qualify for our consideration.
2) Expandability: Every acqusition must present itself with enough value-added potential to increase the Net Operating Income by at least 50% within the first 6-12 months of ownership.
3) Property Type: Apartment buildings and mixed-use properties only. This is our area of expertise.
4) Investment returns: Plus One Properties must anticipate a first year internal rate of return for our investors to be a bare minimum of at least 20%.
5) Cash Flow: Plus One Properties will only acquire properties that will produce cash flow upon property stabilization.
