      Thru thorough research, we have found that one underdeveloped area in the real estate market is off-campus student housing for college students.  Enrollment in U.S. colleges is expected to increase by over 13% to more than 19.5 million students by the year 2015.  Reports show that only 30% of college students are currently housed on campus, leaving 13.6 million students to find off-campus housing.   With over 4000 colleges in the United States, the shortage of student housing is felt nationwide.

     Understanding the consistently growing need for student housing, Autumn Ridge, llc has devised a strong business plan to capitalize on this underdeveloped market and is offering an advantageous investment opportunity. Our project will consist of the construction of a group of new townhomes, with each unit being individually for sale. These units will sell for far under market value to real estate investors, parents of students or even students themselves. The goal of Autumn Ridge llc and its investor(s) will be to build and sell the units within a short period of time to maximize potential profit.

     The first project will be three townhomes constructed within 2 blocks of the Boise State University campus located in Boise, Idaho. Utilizing our knowledge and experience, Autumn Ridge, llc will construct these townhomes for $65.00 per sq.ft., resulting in a much lower total cost to build and giving us a huge advantage over other developers in the sale of these units. The total projected time of the investment is 90 days with an estimated potential profit of over $72,000.00.
