There is a small mexican beach town in the Pacific called Teacapan, in the state of Sinaloa, about an hour drive south of Mazatlan, which the government has begun to develop with the purpose of turning it into a major tourism spot and part of the so called Nautical Staircase. It is supported by the same institution (FONATUR) behind the successes of major tourism spots in Mexico, such as Cancun, Cabo, Huatulco, Ixtapa, Puerto Vallarta, and many others, and because of the potential of the mega project, sometimes it has been referred to as the "New Cancun".
It is an excellent piece of land for mega tourism resort developments or adventure/water parks.
