CKD Galbraith reports that an uptick in interest in Scottish country property may be a sign of good things to come in a housing market that has been languishing since the onset of the global financial crisis. Analysts say buyers are getting great value for their money in the Scottish countryside and that the activity could create more momentum in the wider market. Prospective buyers of Scottish country homes are often interested in their unique histories, although more modern properties are moving, too. A generally flat residential property market in Scotland over the last few years has now created a situation where large rural houses are offering prospective purchasers outstanding value for money, it is claimed.

According to independent property consultancy CKD Galbraith, there are signs of cautious optimism relating to the residential market.
‘A number of recent reports and analyses are suggesting that in more desirable areas of the country, property sales could pick up this year and start moving in the direction that vendors want,’ said John Bound, a senior partner with the firm.

‘In the rural market there is no question that large houses, with a relatively small amount of land, have suffered disproportionately over the last few years and there have been remarkably very few sales over the £1 million pound mark,’ he explained.

‘In our view, we could be looking at 2013 as being the right climate for the big house bargain, for properties that would have commanded significant premiums in the past and which now offer outstanding value for money for purchasers,’ he added.

He also pointed out that these are country houses, rather than estates, which consistently remain in demand due to their unique characteristics. ‘The most likely purchasers of country houses with an easily manageable amount of land will have the necessary capital at their disposal and will be in a position to acquire properties at what are at present very attractive prices, given their size and location,’ said Bound.


Examples include an Edwardian house in Aberdeenshire with a private beat of salmon fishing on the River Yathan with period features and a walled garden priced at £1,450,000 and an Edwardian Lodge on the Talla Reservoir in the Scottish Borders with an unique history in a spectacular setting with hills, woodland and a walled kitchen garden at £1,200,000.

In rural Perthshire there is a large Dower house with a separate three bedroom cottage for £1,150,000 and in the same area is a baronial mansion with two holiday cottages in the village of Birnam, an area made famous in Shakespeare’s Macbeth, which has eight bedrooms prices at £975,000.

Also in Perthshire is a modern house on the banks of the River Tay with six bedroom and a self contained annex for £795,000 and in Dumfries is a renovated country house with a granny flat for £850,000.
