Los Cabos Real Estate

Los Cabos is located on the southern tip of the Baja Peninsula and has been one of the highest appreciating real estate markets in all of Mexico. Los Cabos is the municipality which includes the cities of Cabo San Lucas and San Jose del Cabo, and located in the state of Baja California Sur. This also includes the resort corridor that lies between the two cities. Like many resort areas in Mexico, the economy of the area was originally based around fishing but is now heavily geared towards tourism. Fishing is still a vibrant part of the economy, as sport fishing is one of the area's main attractions.

All of the real estate in Los Cabos falls in Mexico's restricted zone as a result of its proximity to the coast. This means that foreign ownership of property in Los Cabos must be done through a fidiecomiso.

DEMOGRAPHICS
According to the 2005 census, the municipality of Los Cabos had a population of 164,162 inhabitants.

HIGH GROWTH
The growth has been staggering over the past few decades and real estate prices are approaching prices in Southern California. Some hotel rooms start at high as $3,000 per week and can go as high at $7,000 per week.

OVERSATURATION
Los Cabos has been criticized for being "unauthentic" and too "Americanized". Cabo has become so popular with tourists that it has discouraged those interested in experiencing the Mexican culture. It is not uncommon to see Dominoes and Walmart as well as other American franchises. There is a large population of wealthy foreigners whose culture can overshadow the local culture.
