With a wildlife preserve, and wide pristine beaches, the Rocha area of Uruguay offers the best seaside properties in Uruguay. This area has affordable opportunities for real estate buyers seeking to invest in South American oceanfront properties. See the following article from International Living for more on this.

The department of Rocha in the east of Uruguay stretches from South America’s premier resort, Punta del Este to the border with Brazil. The best beaches in Uruguay are here.

The beaches are wide, natural and pristine. The water is deep blue. The sand powdery and golden. You won’t find high-rises or all-inclusive resorts…yet.

That’s set to change. You can get in at the ground floor. Now is the time to position yourself ahead of the path of progress.

Here’s how. On April 18, a developer I know and trust launches his latest project. I’ve worked with this guy for more than three years. This is an innovative development created by a world-class developer…and it lies on the stretch of Uruguayan coast I consider to be the hottest real estate play right now.

It offers untamed beaches, a pristine and tranquil lagoon, and what’s even better—a surrounding wildlife preserve to protect its natural beauty.

Development is moving up the coast from Punta del Este in the direction of Brazil. Each year, the open land between Punta del Este, La Barra, and José Ignacio gets smaller and smaller.

The Department of Rocha…and Uruguay’s best seaside towns…is right in the path of this development.

The Laguna de Rocha is a unique and diverse ecosystem, thanks to its varying blend of fresh and salt water. It supports over 220 species of birds, both resident and migratory. The surface of the lagoon itself is over 9,000 hectares (more than 22,000 acres), one of Uruguay’s largest inland bodies of water. Since it’s a protected area, the land and water remain in their natural state for all to share.

Here you’ll find the project I’m talking about.

Home sites make up half the property, with one section set aside as a private reserve. Lot sizes range from 2,024 square meters to 10,000 square meters (2.5 acres). Most lots have a view of the large, peaceful lagoon, and some have a view of the ocean.

The plans include a boutique hotel and spa. The site slopes gradually away from the laguna, which stretches across the horizon. Being part of a UNESCO biosphere, motors are banned on the laguna; local fishermen can only use motors to get under way before switching to sails.

The launch price will be $25 to $30 per meter. This represents fantastic value for what you are getting. That’s the deal for buyers at the launch on April 18.

But for International Living magazine readers, it’s even better—15 of the best lots have been reserved for IL magazine readers at special pre-release pricing and terms.

The first 15 buyers can lock down a lot for $24 per meter. That’s $48,576 for a lot of just over half an acre. Each of these lots will be priced at $30 per meter at launch. This means you get in at a 20% discount.

Better still, the developer is willing to finance 70% of the purchase price.
