The Inn currently functions as a 10 room “Boutique” style Hotel offering the following services / Revenue sources:
10 Guest rooms with patios and private baths. June thru October rates average approx $100.00 per night, November thru May averages $148.00 per night. Occupancy has averaged over the 80% plus range for the last four years. A large percent comes from repeat and referrals of past guest.
The Surf Shop at The Inn: The retailing and merchandising operation carries a variety of Beach themed apparel, lotions, Tequila, Cigars and an excellent selection of new and used surf gear for sale and rent. It also serves as a compact business center with payphone and pay per minute internet service.
The Restaurant: The Restaurant at The Inn has a reputation for serving some of the regions best food. A notable percentage of our day guest rent cars and cabs to make the journey to Troncones from Zihuatanejo / Ixtapa.
Diversions: Outside tour operators offer Horseback, Kayaking and massage services. They are booked through the Surf Shop – The Inn collects commissions from the outside service providers. Nearby Ixtapa offers 2 championship Golf Courses, Tennis, Yacht Charters and Fine Dining / Nightlife.
Staff: The Inn has a full time staff of cooks, housekeepers and waiters – a total of about 12 employees. An outside bookkeeper, CPA and Attorney are on call as needed.
The Inn caters to a broad range of traveler spanning from upwardly mobile surfers, ecotourism and adventurers to the weddings, honeymoons and retreats. Average guest stay is about 5 days. They consume most of their meals in the Hotels restaurant. It is estimated that at least 50% of guest are either repeats or referrals from past guest.
The winter season brings more of a “snowbird” crowd from the USA/Canada while the summer attracts a more international variety as well as the seasoned surfers. May thru October generally offers the best surfing of the year.
A new highway from the State capital of Michoacan was just completed, providing a new market of upscale Mexican tourist as well.
Troncones has about 40 businesses operating as Bed and Breakfast, Boutique style Hotels and restaurants.
Beachfront real estate prices are currently in the $400.00 to $500.00 USD per square meter range – Manzanillo Bay being at the top as a result of an ideal swimming beach, reef and surf break. The Bay also enjoys a well balanced mix of commercial and residential properties. Single Lot Homes on the Bay start at about 1.2m to over $5 Million USD.
Troncones has a Homeowners association which assists in community projects such as a new water distribution system, road maintenance, security and various other projects. Membership is voluntary and grows each year.
A water engineering firm was recently hired to do a study on for a water source. The source was identified, drilled and pumps are in place providing water to the community.
Troncones also has a regular Street Power, High Speed Internet and low Property Taxes. The Municipality provides regular garbage collection at no charge
Troncones has been favorably featured in The Wall Street Journal, Forbes and other periodicals as well. The focus being on the investment values of the area.

Troncones Beach is located approx 30 minutes north of The Ixtapa / Zihuatanejo International Airport. Major airlines include United, American, Delta, Continental, Alaska Air, Frontier, America West, Mexicana, Aero Mexico and US and Canadian Charter companies. The airport was freshly renovated and expanded to service more flights. An existing Port of Entry airport in Lazaro Cardenas – 20 minutes north – is being expanded. It is the largest on the Pacific Coast of Mexico.
